No area, capacity, count, specification, phasing or completion date is attached to any of those six items in any source we could open. There is no clubhouse built-up area, no pool length, no track length, no park count, and no statement of which of them would be delivered in a first phase. A list without dimensions is a description of intent.
Why the Godrej Plots Malur Amenity List Is Not a Specification
On a K-RERA-registered layout, amenity provision stops being a marketing decision and becomes a filed one. The registration carries a land-use table that reconciles the total parcel into registered sites, roads, open space and civic amenity, with each component's area stated in square metres. The civic amenity appears as a specific plot with a specific area, and the promoter commits to completing the common areas by a stated date. If the clubhouse shrinks, or moves, or is deferred, that is measurable against a document.
Until a layout is registered, none of that machinery exists. There is no filed area for the amenity plot, no completion commitment for common areas, no association handover schedule, and no regulator with a record to compare the delivered layout against. The list is not wrong so much as unbacked, and the correct way to read it is as an indication of what the campaign wants the scheme to be positioned as, not as an inventory of what will be built.
What the Filed Scale Supports: the Malur Taluk Benchmark
Malur taluk carries 91 K-RERA-registered projects, and Kolar district over 180, so a real filed benchmark is available rather than a hypothetical one.
Brigade Cherry Blossom, registered as PRM/KA/RERA/1265/347/PR/010825/007969 and held by Mysore Projects Private Limited, a Brigade Group entity, sits at Madanahatti Venkatapura Village, Kasaba Hobli, Malur Taluk, PIN 563130. It was approved on 1 August 2025 with a proposed completion of 31 March 2028. Brigade Enterprises Limited appears on that record only as the registered agent, under PRM/KA/RERA/1251/309/AG/170829/000440 — an agent registration belonging to the broking entity, which is not a project registration and should never be quoted as one.

Convert the amenity plot and the scale question answers itself. 1,693 sq m is about 0.42 acre, roughly 18,200 sq ft — our arithmetic on the filed figure, using 4,046.86 sq m to the acre and 10.7639 sq ft to the square metre. Against the total parcel that is about 2.1% of the land, and against the registered site area about 3.9%. That is the filed civic amenity provision for a 20-acre branded plotted layout by a listed developer in this taluk, launched in 2025.
The point is not that 0.42 acre is small. It is that 0.42 acre is what a real, registered, well-capitalised 20-acre Malur layout actually reserved, and it sets a realistic expectation for what "resort-style clubhouse, swimming pool, jogging tracks and themed parks" occupies on the ground in this market. A clubhouse, a pool and a deck consume the greater part of half an acre before a single tree is planted. Where a campaign describes that programme without stating an amenity area, the missing number is the one to ask for, and on a layout of unknown total size — as here — it cannot even be sanity-checked by proportion.
The remaining 38,402 sq m of Brigade's parcel, about 9.49 acres, goes to internal roads, storm-water drains and open space. Amenity land and infrastructure land together are why roughly half a plotted parcel is never sold to anybody.
One caution applies to any benchmark drawn from a branded layout, including this one: check whose name is on the registration, not whose name is on the amenity render. In the same taluk, Sacred Grove by the Lake at Chikkathirupathi Village, Lakkur Hobli — PRM/KA/RERA/1265/347/PR/020226/008445, approved 2 February 2026 — is registered to Iustus Residential Layout Private Limited. Sobha branding appears on channel-partner domains marketing that layout, and we could not verify the association from any primary record. An amenity promise is only as good as the entity that has filed to deliver it.
What the Disclosed Cost Supports at Malur Taluk Scale
Brigade has disclosed the economics of that layout to the exchanges twice, and the figures give some sense of what an amenity programme in this market is being funded out of.

Two cautions come attached, and both matter. The disclosed figure moved from around Rs 175 crore in April 2025 to over Rs 225 crore in August 2025 on essentially unchanged area, but the two carry different labels — one is "Gross Development Value" and the other "revenue potential" — and both are hedged in Brigade's own wording. That is a movement in a company's internal estimate between two filings, not a measured movement in market prices, and it must not be read as appreciation.
Converting the August figure to a per-square-foot number does not produce a rate either. Brigade's Q2 FY26 investor presentation, filed with BSE on 29 October 2025, reports Cherry Blossom as Project Area 0.45 msf with Co Share 0.26 msf and LO/JV Share 0.19 msf, so Brigade's own economic interest is only about 51 to 58% of the project. On a whole-project basis the Rs 225 crore across 4.51 lakh sq ft implies roughly Rs 4,990 per sq ft; on a Brigade-share basis the same figure implies roughly Rs 8,650 to Rs 9,780 per sq ft. No primary document says which basis applies. The honest publication is therefore a range of about Rs 4,990 to Rs 9,780 per sq ft, and the reason it is a range — and in every case it is a forward revenue projection to a March 2028 completion, not an achieved price, not a realisation and not a transacted rate.
For amenity purposes the reading is simple: a branded 20-acre Malur layout supports an amenity programme funded out of a projected total in the low hundreds of crores, with the amenity plot itself filed at 0.42 acre. Any scheme claiming a materially larger amenity programme should be able to show a materially larger filed reservation.
Godrej's Plotted Record, and Why It Does Not Transfer to Malur
Godrej Properties runs a genuine plotted business and the record is worth stating accurately, because it is the entire basis on which the circulating campaign borrows credibility. In FY26 the company added 6.76 million sq ft of plotted business development and delivered 5.79 million sq ft of plotted area, under an "… Estate" naming line, and it was India's largest listed developer by sales bookings for a third consecutive year at Rs 34,171 crore. Its disclosed national plotted average selling price for FY26 is Rs 6,177 per sq ft — a national average across nine projects in eight states, which is not a Malur rate and must not be read as one.
Its one current Karnataka plotted registration is Aravya Estate, at Chokkahanalli Village, Thubagere Hobli, Doddaballapura in Bengaluru Rural, PRM/KA/RERA/1250/301/PR/171025/008180, held by Godrej Township Development Limited, registered 17 October 2025 with completion set for 31 October 2030. Its nearest assets to the Kolar belt are Godrej Parkshire and Godrej Woodland, both in Hoskote taluk, Bengaluru Rural. Godrej Woodland is marketed as "Sarjapur Road / Chikka Tirupathi" while its RERA address is Hoskote taluk — a fair illustration of how loosely this whole belt is labelled in marketing.
That is a real amenity-delivery record on real registered projects. It does not attach to Malur, because there is no Malur project for it to attach to. A developer's track record transfers to a scheme at the point a registration names them as promoter, and not before.
The Clubhouse, the Pool and Malur's Binding Constraint
One described amenity deserves separate treatment on hydrological grounds rather than marketing ones. Karnataka's State Expert Appraisal Committee has on record that Malur is a groundwater over-exploited area, with actual borewell depth exceeding 1,000 feet.
A swimming pool and a themed-landscape programme are both continuing water demands, not one-time construction items. A pool loses water to evaporation and backwash and requires periodic refilling; irrigated landscape is a daily draw through the dry months. In a taluk formally classed as over-exploited, the questions a buyer should put to any layout offering both are not about tile finish or deck furniture. They are: what is the assured source that fills and tops up the pool, is it borewell or tanker or piped supply, what is the dated tested yield of the layout borewell, is there a sewage treatment plant whose treated output can be routed to landscape irrigation, and what is the rainwater harvesting and recharge provision on the approved plan rather than in the brochure.
Those questions have documented answers on a registered layout. On an unregistered one they have none, and the pool in the render is the part of the render least likely to survive contact with the water table.
Maintenance and Handover: Who Pays for Godrej Plots Malur's Described Amenities
Amenities on a plotted development are built once and run forever, and the running cost lands on the buyers. The structure is worth understanding before rather than after purchase:
- Common-area maintenance on a plotted layout is charged to plot owners, usually per square foot of plot, from a point defined in the sale agreement — often well before the layout is fully sold and occupied, when the per-owner burden is at its highest.
- A clubhouse, a pool and an STP are the three highest recurring-cost items in any layout. Pool chemistry and staffing, and STP power and operator cost, do not fall with occupancy.
- Handover to an owners' association — its trigger, its timing, and the corpus transferred with it — should be a written term, not an assurance. Layouts where the promoter retains the amenity plot or the roads indefinitely are a materially different proposition from those where both are conveyed.
- On an unregistered scheme none of this is committed anywhere, because there is no registered agreement structure and no regulator holding the completion date.
The Amenity Verification Checklist for Any Malur Layout
Whatever the name on the hoarding, five documents settle the amenity question:
- The K-RERA registration certificate, naming the project and the registered holder, with a project-class number. Karnataka project registrations carry

- The declared completion date for common areas, distinct from the plot handover date.
- The association handover terms and the maintenance charge basis, in the agreement, with the corpus arrangement stated.
For Godrej Plots Malur, none of these five documents exists, because no registration exists.
Where This Leaves a Godrej Plots Malur Enquiry
The six amenities described in circulating material are the sum of what is claimed, and they are claimed by pages that are not the developer's. Set against a real filed Malur benchmark, the scale question — how much land an amenity programme of that description actually needs — is answerable, and the answer is that a 20-acre registered layout in this taluk reserved 0.42 acre for it. Set against the developer's record, Godrej's plotted delivery is genuine and substantial and is attached to registered projects elsewhere. Set against the regulator, there is nothing here at all: no announcement from Godrej Properties, and no K-RERA registration for a Godrej project at Malur or anywhere in Kolar district. Any amenity commitment worth relying on will arrive with a registration number, and can be checked the day it does.

Marketing material in circulation describes a gated plotted development with a resort-style clubhouse, a swimming pool, jogging tracks, multi-tier security, concealed underground utility grids and themed parks, with pricing quoted only "on request" during an expression-of-interest window. The same material mentions 30 by 40 and 40 by 60 plot alignments, described as part of a wider range whose bounds are not stated in anything we could verify. Every item in that list is the campaign's claim; none of it is confirmed by Godrej Properties, which has not announced a project at Malur and holds no K-RERA registration for one. We publish nothing beyond that list, and where you find a longer amenity roster attached to this name, it has been generated rather than sourced.
What does a registered Malur layout actually look like?
Brigade Cherry Blossom gives the clearest picture, because its numbers come from a filing rather than a brochure. Its K-RERA land-use table records total land of 82,049 sq m, which is 20.27 acres, or 20 acres and 11 guntas in Brigade's own phrasing. The filing registers 339 sites totalling 43,647 sq m, of which one 1,693 sq m plot is an amenity site, leaving 338 saleable plots covering 41,954 sq m, or 4.51 lakh sq ft — a layout efficiency of 51 per cent, meaning roughly half the land goes to roads, parks, civic amenities and buffers. The plot mix is more granular than the two typologies Brigade's press release describes: 197 plots of 111.48 sq m on a 30 by 40 ft footprint, around 129 of roughly 139.3 to 139.45 sq m on 30 by 50 ft, nine of 168.12 sq m, and one each of 153.41, 165.31 and 187.90 sq m. Brigade separately claims frontage 1.5 km from both the STRR and the Bengaluru–Chennai Expressway, without stating whether that is measured by road or on the map.
What is the water position at Malur?
Malur is a groundwater over-exploited area. Karnataka's own State Expert Appraisal Committee has this on record, along with the observation that actual borewell depth in the area exceeds 1,000 feet. For an apartment purchase this would sit with the developer; for a plotted purchase, where you build your own house, water becomes your problem in a way it is not elsewhere, which makes it the most material physical risk attached to buying land here. Before committing to any plot at Malur, get in writing what the assured water source is, what the layout-level supply arrangement will be, and what yield the borewells actually deliver — and treat a vague answer as an answer.
How does buying a plot differ from buying an apartment here?
A plot purchase transfers land to you and leaves the building to you, which changes what due diligence means. There is no construction-linked payment schedule holding a developer to milestones, no completion certificate for a structure, and no maintenance body obliged to put water in your tap — you inherit the layout's arrangements and then live inside them. At Malur specifically, that pushes the groundwater position, the layout's water source, and the road and drainage handover from the margin of the decision to its centre. It also changes the tax treatment, since a bare plot sale with no construction contracted falls outside GST.
