Broker asking bands for Malur town cluster around Rs 3,250 to Rs 5,000 per sq ft, and those are asks, not transactions.

6. Water is the material risk here. Karnataka's State Expert Appraisal Committee has on record that Malur is a groundwater over-exploited area, with actual borewell depth exceeding 1,000 feet. On a plotted purchase, where the buyer builds the house and arranges water themselves, this matters more than it would in an apartment. It is covered in full below.

How this guide separates what is documented from what is only claimed

Most microsites for a pre-launch project reproduce the developer's brochure. There is no brochure here, and no developer page to reproduce. Godrej's plotted-projects catalogue lists nine projects nationally, of which exactly one is in Karnataka — Aravya Estate at Doddaballapura, Bengaluru Rural — and none at Malur. Godrej's own published list of operating cities gives Karnataka as Bengaluru and Mangalore; Kolar does not appear. The K-RERA registry carries 38 Godrej registrations, every one of them in Bengaluru Urban or Bengaluru Rural. Tier-one aggregators do not list it. Even the two channel-partner sites that specialise in exactly this category — Godrej plotted developments around Bengaluru — carry zero occurrences of "Malur" or "Kolar".

That is a genuine and well-evidenced absence, and it is why this page attributes rather than asserts. It is also not proof of non-existence, and it would be dishonest to present it as such. Large developers bank land quietly and announce late; a modestly sized Kolar parcel would very likely sit below the materiality threshold that forces a stock-exchange disclosure, and much of Godrej's business development runs through joint-development and development-management structures that generate no filing at all. On social infrastructure, a caution about the data rather than about the town. Open-source mapping coverage of Malur is sparse — the underlying map carries four hospitals and no schools or malls for the taluk town, which is a mapping gap and not a description of the place. Malur is a taluk headquarters with a government hospital, private clinics, a government junior college and a JSS institution within about a kilometre and a half of the centre. The Lakkur corner is functionally an east-Bengaluru location that happens to fall inside Kolar district. It sits closer to the eastern edge of Bengaluru than it does to Malur town, in a different hobli, under different PIN codes, and it asks roughly twice the rate. Treating the two as one market is how a Malur-town rate gets quoted against a Lakkur-corner address, or the reverse. The circulating campaign says "Malur" without qualification, so this site reads it as Malur town, Kasaba hobli, PIN 563130, throughout — and says so wherever a rate or a distance is published.

That corner is also where loose labelling causes real confusion. A layout marketed as "Sobha Sacred Grove by the Lake" at Chikkathirupathi Village, Lakkur Hobli, is registered under PRM/KA/RERA/1265/347/PR/020226/008445 to Iustus Residential Layout Private Limited — not to Sobha Limited. Any Sobha involvement appears only on channel-partner domains and we could not verify it. The same pattern shows up on the developer side: Godrej Woodland is marketed as a Sarjapur Road / Chikka Tirupathi address while its regulatory address is Hoskote taluk, Bengaluru Rural.

Strip the unverified project away and a substantive location story remains. It is worth understanding on its own terms, because it is the part a buyer can actually rely on.

Location advantage: an industrial town, not a residential spillover

Malur is not a Bengaluru dormitory suburb that grew outward from the city. It is a taluk headquarters town of roughly 40,000 people (2011 census) whose economy is anchored by industry. Roughly 1,600 to 2,600 acres of KIADB industrial land sit within Malur taluk, and the Malur Industrial Area is 4.89 km by road from the town centre. That is a materially different demand structure from the Bengaluru periphery: the employment base is local and manufacturing-led, not commute-led.

The town's own highway is SH-95, signposted "Malur–Hosur Road". It is worth being precise about this, because listing copy across the belt routinely places Malur on NH-75. It is not. NH-75 runs Mangaluru–Hassan–Bengaluru–Kolar–Mulbagal–Katpadi and does not pass through Malur town; the nearest point on NH-75 is roughly 13.9 km by road north of the town. For the same reason, the claim that Kolar town is "about 20 km away" is wrong: Kolar town is 36.72 km by road.

Infrastructure: the change that actually happened

The single biggest genuine change to Malur's position is recent, dated and attributable. The Bengaluru–Chennai Expressway opened on 9 December 2024, and the Satellite Town Ring Road (NH-648) now passes within a couple of kilometres of the town. Together they reposition Malur from a place you reached along a state highway to a place sitting near two national-grade alignments.

Rail is the older asset and still the most useful daily one. Malur railway station sits on the Bengaluru–Jolarpettai line, 2.34 km by road from the town centre, with Byatrayanahalli 10.44 km and Devangonthi 20.05 km further west along the same corridor toward Bengaluru. For a buyer weighing a Malur address against a Bengaluru-periphery one, the suburban rail line is the connectivity argument that does not depend on road traffic.

Brigade Group's own published Malur property guide describes the town as "approximately 45 km east of Bengaluru" with a travel time of "roughly 1 to 1.5 hours by road", and puts Whitefield at "~26 km from Malur". Those are Brigade's figures and are quoted as such; our own road-routed measurement puts Whitefield railway station at 30.32 km and Whitefield (Kadugodi) metro at 30.70 km from the town centroid. We publish no drive-time estimate of our own, because a single minute figure for a route of this length in this region is not a number anyone can rely on.

What "specification" means on a plotted development

A plotted development has no building specification, because the buyer builds the building. What a plotted buyer is actually purchasing is land, infrastructure and approvals: the internal road network and its width, storm-water drains, sewerage and its treatment, the electrical reticulation and whether it is overhead or ducted, the water source and its assured yield, the boundary and gating, and above all the layout's regulatory status and the clarity of its title chain.

Campaign material for Godrej Plots Malur describes fully concealed underground utility grids and multi-tier security. Those are the campaign's descriptions, not confirmed specifications, and no drawing, layout plan or approval document supporting them exists in the public domain.

For what a documented layout specification actually looks like in this taluk, the useful comparison is the K-RERA filing for Brigade Cherry Blossom, registered under PRM/KA/RERA/1265/347/PR/010825/007969 and held by Mysore Projects Private Limited, a Brigade Group entity. That filing discloses a total land area of 82,049 sq m — 20 acres 11 guntas — of which 43,647 sq m is registered as sites. One 1,693 sq m plot is reserved as an amenity plot, leaving 338 saleable plots across 41,954 sq m, or 4.51 lakh sq ft. That is a layout efficiency of 51%: roughly half the land becomes saleable plot, and the rest becomes roads, drains, parks and civic reservations. Any plotted layout a buyer is offered should be able to produce the same three numbers.

An /AG/ number is an agent registration held by a marketing or broking entity. It is never a project registration, and a plot buyer should never accept one as evidence that a layout is registered.)

Water and sustainability: the disclosure that must not be buried

Karnataka's State Expert Appraisal Committee has recorded Malur as a groundwater over-exploited area, with actual borewell depth exceeding 1,000 feet. This is a verified regulatory finding about the taluk, and it is the most material single fact on this page after the absence of a registration.

It matters disproportionately on a plotted purchase. In an apartment, water sourcing, storage, treatment and tanker procurement are the developer's and then the association's problem, priced into a maintenance charge. On a plot, the buyer inherits it directly: the borewell depth, the yield, the failure risk and the tanker dependency all become a household cost that is invisible at the point of sale. Before committing to any plotted purchase at Malur — this one or any other — a buyer should establish in writing: the layout's assured water source and whether it is a piped municipal or panchayat supply or purely borewell; the tested yield and depth of any borewell serving the layout; the rainwater harvesting and recharge provision in the approved layout plan; and whether a sewage treatment plant is provided and to whose account its running cost falls. Plot ladders circulating on the anonymous domains carrying this name are not reproduced here. They are unverified for Malur, and a plot-size list is precisely the kind of specific-looking detail that a buyer reads as confirmation when it is nothing of the sort.

By way of contrast, a registered layout discloses its mix in granular form. Brigade Cherry Blossom's K-RERA filing sets out ten distinct plot classes, not two: 197 plots of 111.48 sq m (a 30 ft × 40 ft alignment), roughly 129 plots of about 139.3 to 139.45 sq m (30 ft × 50 ft), nine of 168.12 sq m, and one each of 153.41, 165.31 and 187.90 sq m. Brigade's own press release simplifies this to "two versatile typologies"; the regulatory filing is the primary source and it is considerably more detailed. That gap between marketing summary and filed record is a useful thing for any plot buyer to keep in mind.

A note on how to read a list like this. On a registered plotted layout, the amenity provision is not a marketing decision — it is a filed one. The civic-amenity reservation appears as a specific plot with a specific area in the K-RERA land-use table, as Brigade Cherry Blossom's single 1,693 sq m amenity plot does. Until a layout is registered, an amenity list is a description of intent, and its cost, its area and its delivery date are all unfixed.

Why the Brigade anchor is a range and not a number. Brigade disclosed a projected revenue potential exceeding Rs 225 crore for Cherry Blossom across 4.51 lakh sq ft of saleable plot area. Divided across the whole project, that implies roughly Rs 4,990 per sq ft. But Brigade's own Q2 FY26 investor presentation, filed 29 October 2025, reports Cherry Blossom with a project area of 0.45 msf split into a company share of 0.26 msf and a land-owner/joint-venture share of 0.19 msf — meaning Brigade's economic interest is only about 51% to 58% of the project. On a Brigade-share basis the same Rs 225 crore implies roughly Rs 8,650 to Rs 9,780 per sq ft. No primary document resolves which basis the Rs 225 crore figure uses. In every case it is a forward revenue projection to a March 2028 completion, not an achieved price, not a realisation and not a transacted rate.

Brigade's two disclosures on this project are worth noting for what they are. On 21 April 2025 (BEL/NSEBSE/PR/21042025) it described a gross development value of around Rs 175 crore across a development potential of 0.45 million sq ft. On 8 August 2025 (BEL/NSEBSE/PR/08082025) it launched the project with a projected revenue potential exceeding Rs 225 crore on essentially the same area. Those two figures carry different labels in Brigade's own wording — one is gross development value, the other revenue potential — and both are hedged. The movement is a change in a company's own estimate between two disclosures. It is not a measured market price movement, and it is not presented here as appreciation of any kind.

On the all-in cost of a plot purchase in Karnataka. Stamp duty is 5% and registration charge is 2% — the registration charge was raised to 2% with effect from 31 August 2025, so any cost sheet still showing 1% is out of date. Where a plot is sold bare and no construction is contracted with the seller, the sale falls outside GST; a 5% GST line applied to a bare plot is an error worth challenging. Conversion status, khata, encumbrance certificate and the layout release order all carry their own costs and timelines and should be budgeted separately.

It is an industrial taluk town with a substantial KIADB footprint 4.89 km from its centre, a working suburban rail station 2.34 km out, and two national-grade road alignments — the Bengaluru–Chennai Expressway, open since 9 December 2024, and the STRR — that have arrived within the last two years. Land is cheap by Bengaluru-periphery standards, and the branded plotted category has arrived: 91 K-RERA-registered projects in Malur taluk, and 180-plus across Kolar district, with names including Brigade, Concorde Housing Corporation, Geown Casper Estates, Meru Pravat Structure and Riqueza Estates on the registered-holder line. This is a documented, active market, not a frontier.

The trade-offs are equally straightforward. Malur is a taluk town, and its social infrastructure is taluk-town depth — adequate, local, and not comparable to Whitefield or Sarjapur. Bengaluru's employment centres are 30 to 48 km away by road and the commute is a highway commute, not a metro one, with the nearest metro station 30.70 km out. The price evidence is thin and the aggregator data contradicts itself by roughly threefold, which means a buyer is negotiating without a reliable reference price. And the groundwater position is genuinely constraining for anyone who intends to build and live rather than hold.

Against that background, the specific assessment of Godrej Plots Malur is narrower and firmer. Godrej Properties is a real and substantial plotted developer — Rs 34,171 crore of FY26 bookings, India's largest listed developer by bookings for a third consecutive year, 6.76 million sq ft of plotted business development added in FY26 and 5.79 million sq ft of plotted area delivered. It is precisely because that record is real that its complete absence from Kolar is informative.
